Retirement Home Costs in Coimbatore:
Rent vs Buy
Retirement communities in Coimbatore are either sold or rented. Buying a unit was listed at about ₹21.7 lakh to ₹1.8 crore, and owners usually still pay monthly for services. Renting was listed at about ₹21,000 to ₹53,000 a month. The real choice is whether your savings go into a property or stay with you.

A purchase is rarely the whole cost. In ownership communities the operator runs the services (meals, maintenance, security) and charges for them separately, so a monthly bill continues after the sale.

₹50 Lakh: Spent on a Unit, or Kept
Take ₹50 lakh, which buys a 2 BHK in several of the communities above. Bought, that money sits in the property. Kept in a 5-year senior citizen fixed deposit at State Bank of India's 7.05% rate, it earns about ₹3.5 lakh a year, roughly ₹29,000 a month before tax. That is in the same range as the monthly rents listed above.
| Buy a ₹50 lakh unit | Rent, keep ₹50 lakh in a fixed deposit | |
|---|---|---|
| Where the ₹50 lakh is | In the property | In the bank, in your name |
| What it earns | Depends on resale value later | About ₹3.5 lakh a year at 7.05%, before tax |
| Monthly outgoing | Service and maintenance charges | Rent |
| Getting the money back | Sell the unit, on the market's timeline | Close the deposit; the security deposit is refunded on leaving |
| If plans change | Sell or let out the unit | Give notice and move |
Fixed deposit rate: SBI's senior citizen rate for 5–10 year deposits, 7.05% including the WeCare premium, as listed by Upstox (updated 9 October 2026). Interest is taxable; check current rates with your bank.
The calculation leaves out a few things on purpose. A property can rise in value, and it is something to pass on to children. A fixed deposit does not grow beyond its interest. On the other side, a retirement unit has to be resold before the money comes back, and the monthly service charge does not stop while it is on the market.
When Buying Makes Sense, and When Renting Does
Buying tends to suit you if
- You are sure of the city and the community for ten years or more.
- You want a property to leave to your children.
- The purchase will not use money you may need for health or family.
Renting tends to suit you if
- You want your savings available for medical costs, family or travel.
- You are moving from another city or country and want to try the place first.
- You would rather leave your children nothing to sell or manage later.
