Why Rent a Retirement Home Instead of Buying? The Rental Model Explained

Renting vs buying a retirement home in India: how each model works, a worked example of what ₹1 crore earns if you keep it, and when buying still makes sense.

Renting a retirement home means paying monthly rent and a refundable security deposit, with your savings left where they are. Buying means putting a large sum into an apartment or villa in a senior community, and usually paying a monthly service charge as well. The deciding question is simple: what would the purchase money earn if you kept it, and how sure are you that you will want to stay?

How Each Model Works

Buying

You purchase an apartment or villa in a senior community. It is registered in your name and can be sold or passed on. Listed prices vary widely; in Coimbatore they run from about ₹21.7 lakh for a 1 BHK to ₹1.8 crore for a large villa (Jeevin Senior Care, July 2025). On top of the purchase, owners usually pay the operator each month for meals, maintenance and security.

Renting

You pay monthly rent and a standard refundable security deposit, as with any rented home. What the rent covers varies, so ask for each service to be marked included or extra. For prices across India, see our guide to retirement home costs.

A Worked Example: ₹1 Crore Bought or Kept

Take a family weighing a ₹1 crore villa against renting.

Buy the ₹1 crore villaRent, keep ₹1 crore in a fixed deposit

What it earnsDepends on the villa's resale valueAbout ₹7 lakh a year at 7.05%, roughly ₹59,000 a month before tax

The fixed deposit figure uses State Bank of India's senior citizen rate of 7.05% for 5–10 year deposits, as listed by Upstox in October 2026. Interest is taxable, and rates change.

Two things the example leaves out. A villa can rise in value over the years, which a deposit does not. And rent usually rises over time, so check what annual increase a rental agreement allows. For Coimbatore prices specifically, see the Coimbatore rent vs buy comparison.

The Honest Pros and Cons

Owning

For: the comfort of owning your home, a fixed accommodation cost, and an asset to pass on. Against: the purchase money stops earning, the monthly service charge continues, and moving means selling first.

Renting

For: your savings stay available for health, family or travel; you can try a community before committing; and repairs are the operator's job. Against: rent can rise over time, and there is no property to leave behind.

What Brochures Rarely Mention

Resale takes time. A unit in a senior community sells to a narrower group of buyers than an ordinary flat, and some communities set rules on who can buy or live there, such as a minimum age. Ask about resale rules, and how long recent resales took, before you buy.

Needs change. Someone who moves in fully independent may later need help with daily tasks such as bathing or dressing, which assisted living provides. A renter can move to a place with more care. An owner may have to sell first. Ask any community what happens if a resident's needs change.

When Each Choice Makes Sense

Buying tends to suit you if you are sure of the city and the community for ten years or more, the purchase will not use money you may need for health, and you want to leave a property to your children.

Renting tends to suit you if your children live abroad and you want nothing to manage from a distance, you want your savings available, or you want to try a community before committing. Our retirement home checklist covers the questions to ask under either model.

Common Inquiries

Frequently Asked Questions

Is it better to rent or buy a retirement home in India?
Renting suits families who want their savings available, want to try a community first, or may move again. Buying suits those who are sure of the place for many years and want a property to pass on. The deciding number is what the purchase money would earn if you kept it.
What does ₹1 crore earn if I rent instead of buying?
In a 5-year senior citizen fixed deposit at SBI's 7.05% rate, ₹1 crore earns about ₹7 lakh a year, roughly ₹59,000 a month before tax. That income can go towards monthly rent while the ₹1 crore stays yours.
Can you sell a retirement home easily in India?
It can take time. A unit in a senior community sells to a narrower group of buyers than an ordinary flat, and some communities set rules on who can buy or live there, such as a minimum age. Ask about resale rules before you buy.
Is renting better for NRI families?
Often, yes. A rented residence leaves nothing to buy, register or maintain from abroad, and parents can give up the rental if plans change instead of having to sell a property.
