Retirement Home Costs in India (2026): Rent and Purchase Prices
Retirement home costs in India in 2026: listed purchase prices, monthly rents and care home fees by city, with sources, plus the costs to ask about before signing.
Retirement home costs in India depend on whether you buy or rent, and on how much care is included. Units in independent senior communities were listed from about ₹21.7 lakh to ₹2.5 crore to buy. Monthly rents in Coimbatore's renting communities were listed at about ₹21,000 to ₹53,000. Homes that include care cost more each month: premium paid homes in Chennai quote about ₹45,000 to ₹90,000. Every figure below names its source and date.

The Three Ways Communities Charge
1. Purchase
You buy an apartment or villa in the community and usually pay a monthly service charge for meals, maintenance and security on top. The unit is yours to sell or pass on, but the money only comes back when it is resold.
2. Deposit plus monthly fee
You pay a lump sum when you move in, part or all of which comes back when you leave, plus a monthly fee. Terms vary widely, so ask how much is refunded, when, and what can be deducted. As a yardstick, the central government's model guidelines for retirement homes expect a maintenance security deposit to be refunded within three months of asking (Housing.com).
3. Monthly rent
You pay rent each month and a standard security deposit, as with any rented home. Your savings stay with you. Fewer communities rent than sell: of the 18 Coimbatore-area communities in Jeevin Senior Care's July 2025 list, four list monthly rents.
What ₹50 Lakh Earns If You Keep It
The real cost of buying includes what the purchase money would otherwise earn. ₹50 lakh in a 5-year senior citizen fixed deposit at State Bank of India's 7.05% earns about ₹3.5 lakh a year, roughly ₹29,000 a month before tax (Upstox, October 2026). That is within the range of monthly rents in Coimbatore.
A property can also rise in value and can be left to children, which a deposit cannot. The Coimbatore rent vs buy comparison sets the two side by side.
What the Monthly Fee Usually Covers
Monthly fees are hard to compare because they cover different things. Ask for each of these to be marked included or extra:
- Accommodation, and whether it is furnished
- Meals, and how many a day
- Housekeeping and laundry
- Electricity and water
- Maintenance and repairs
- Emergency response, and who responds at night
- Personal or nursing care, if any
Then check whether the price is per person or per residence. At Aran Senior Living in Coimbatore, for example, the rent includes a fully furnished residence, daily pure vegetarian meals, housekeeping, laundry and 24/7 emergency response from on-site staff.
Costs to Ask About Before Signing
- Admission or joining fees separate from the deposit.
- Deposit refund terms: how much, how soon, and possible deductions.
- Annual increases in the monthly fee, and any cap.
- Electricity and water: included, metered or charged at a flat rate.
- Care changes: what happens to the fee if a resident needs more help after an illness.
- Family stays: whether visiting family can stay overnight, and at what cost.

Why Prices Differ Between Cities
Two things drive most of the difference. The first is the level of care: homes that help with bathing, dressing, medication or nursing need more staff, so they cost more each month than independent living. The second is property prices: purchase-model communities in bigger cities, or on prime land such as Chennai's East Coast Road, list higher prices. Comparing like with like (independent with independent, per person with per person) removes most of the confusion.
